Floor Sanding and Polishing Services in West Auckland
Every West Auckland job gets the same three-pass sand and three coats as our timber floor sanding across Auckland, with the finish chosen for a damper house.
Full Floor Sanding and Polishing
We do a full sand and polish when the coating has worn through to grey timber, or when scratches and stains go deeper than the top coat. Three passes at 40, 80 and 120 grit take the boards back to clean timber, and three coats of polyurethane go on after.
Water-based coats dry in about 4 hours and solvent-based coats harden in about 24. Mention pets and sunny rooms before you pick the sheen.
Floor Staining and Colour Matching
If you want a darker or whiter floor, we stain the boards after the final sanding pass and seal them with two clear coats. Black, walnut and white are common choices.
Rimu varies from pale to deep red within one floor, so it takes stain unevenly. We test the colour on your own boards before the whole room goes down.
Native Timber Floors Under Old Carpet
Old carpet in Glen Eden, New Lynn and Kelston homes often hides rimu or matai boards, and our crew can lift it and sand what is underneath. Carpet and underlay removal is quoted as an extra.
These floors usually carry staples, tack strip nails and paint spots. We pull the staples, grind stubborn ones flush and punch the nails before the first pass.
Buff and Recoat for Dull Floors
A buff and recoat is the lighter job our crew suggests when the floor looks dull but the coating is still intact. A light sand and one or two fresh coats bring the shine back without taking timber off the boards.
Bare timber in a walkway means the recoat will not bond there, and that floor needs a full sand.
Board Repairs and Gap Filling
Our repairs cover split or missing boards, lifted nails and splinters, and they happen before sanding so new timber sands level with the old.
Gap filling suits gaps that stay a similar width all year. In a damp house the gaps open in summer and close in winter, and filler in a moving gap cracks out. Tell us if yours change with the seasons.
Timber Staircase Sanding
Every staircase we sand is done by hand, tread by tread, because the big machines cannot reach the nosings and risers. Book the stairs with the hallway or living room so both carry the same finish.
A glued or tacked stair runner adds time to remove, so say if one is down when you call. Painted stringers also take extra sanding, and we check them at the site visit.
Deck Sanding and Oiling
Decks under the trees on West Auckland bush sections go grey and rough quickly, and we sand them back to clean timber before oiling. Decks get a penetrating deck oil, because a film coat like polyurethane peels outdoors.
Stay off the deck for at least 24 hours after oiling, and clear the furniture and pot plants before the crew arrives.

How a West Auckland Floor Sanding Job Runs
Five steps from the first call to walking on the finished floor.
1. Call or use the quote form
Ring 09 888 0793 or send the form with your suburb and the rooms you want done. We book a free site visit at a time that suits you.
2. Free site visit and written quote
We look at the timber, the coating, the gaps, any staples and any damp spots, then send a written quote with the finish and the price.
3. Clearing and floor preparation
Move the furniture out of the rooms before the crew turns up. We lift carpet if it is in the quote, pull staples, punch nails and replace split boards.
4. Three sanding passes and the coats
We sand at 40, 80 and 120 grit, apply stain if you chose one, then the coats. A water-based coat is ready for socks after roughly 4 hours, while a solvent-based coat needs a full day to harden.
5. Curing time and floor care
Whichever finish you choose, it needs around 3 days to cure. Keep rugs, furniture and pets off until then, and put felt pads on chair and table legs.
Floor Sanding Prices in West Auckland
$70 to $80 per m²
Most standard West Auckland floors cost $70 to $80 per m² plus GST for a full sand and three clear coats, within a full range of $45 to $90 per m². A buff and recoat costs $30 to $45 per m², and sanding with stain costs $85 to $110 per m². Prices exclude GST and are a guide.
Floor area moves the price most, because small rooms carry the same setup as large ones and sit at the top of the range. Board condition comes next, since staples, paint, deep stains and split boards all add time. Carpet removal, a stain colour and stairs each add to the quote. Steep bush sections with long paths or steps add time too, because every machine is carried in by hand. We confirm your price in a written quote after the site visit.

Damp Houses, Bush Sections and Timber Floors in West Auckland
West Auckland homes run damper than most of the city. At the 2023 Census, 25.2% of occupied homes in the Waitākere Ranges local board area were reported as always or sometimes damp, along with 23.2% in both Henderson-Massey and Whau. In Upper Harbour the figure was 11.6%.
The Waitākere Ranges also get more rain than urban Auckland, and sections under bush canopy dry out slowly. Timber floors take on that moisture. Boards swell and cup in winter, then shrink and open gaps in summer.
Damp changes how we sand. We check for cupped boards first, because a cupped floor sanded flat while it is still wet ends up with low edges once it dries. If moisture caused the cupping, the source needs fixing before the floor is sanded.
Bare ground under an enclosed subfloor lets moisture rise into the boards. Rental homes with an enclosed subfloor need a ground moisture barrier under the Healthy Homes moisture ingress standard where one can be installed, and a barrier helps any house with the same problem.
The newer side of West Auckland brings a different floor. Henderson-Massey gained 4,284 private dwellings between the 2018 and 2023 Censuses, and many newer homes have engineered timber with a thin real-wood top layer. We measure that layer before quoting a full sand.

Peter McGrath
New Lynn
“I used Floor Sanding Auckland Experts to bring our timber floors back to life in our home in New Lynn. The floors were looking pretty rough after years of wear and old carpet being pulled up. … They sanded back all the old marks and stains and applied a finish that really brought out the natural grain of the wood.”
Rob Roofer
Auckland
“The floors were in pretty rough shape with deep scratches from our dog and some old stain damage in the hallway. … The grain in the kauri really comes through beautifully with the satin finish we chose.”
Kristi Endreson
Auckland
“Just filled out the form on the website. Got a call from the company on Monday morning and he came to have a look at the job on the very next day. … The floors were sanded and polished really well.”
