Every stained floor starts with the same full sand our Auckland floor sanding and polishing team uses on clear floors. Stain shows every flaw in that sand, so the prep matters more than the colour.
Dark Stains: Walnut and Black
Dark stains suit modern interiors and hide the colour variation in older boards. They also show dust, pet hair and light scratches more than a natural floor. A black floor in a north-facing living room shows every footprint in low sun. We talk through how the room is used before you commit to a dark colour.
White and Blonde Floors
White and blonde stains lighten the floor and give a Scandinavian look. On rimu, the red in the timber can push through and make white look pink, so we test first. Over a white stain we use water-based polyurethane, because it stays clear. Solvent-based coats yellow over time and turn white floors cream.
Colour Matching New Boards to Old
A replacement board is always lighter than the boards around it, because the old timber has darkened with age and light. A stain across the whole floor blends the repair into the rest. Matching the stain to a separate room or an existing stained floor takes several test patches, and we price that in the quote.
Staining Native Timbers
Rimu has streaks of red, brown and gold that stay visible under a light stain. Kauri takes stain more evenly. Pine absorbs stain unevenly and can go blotchy, so it often needs a conditioner first. We test on your timber, never on a sample board from a shop.
Stain Plus Two Clear Coats
Stain gives colour but no protection. Two clear coats of polyurethane go over the stain to seal it and set the sheen: matt, satin or gloss. Satin is a common choice over stain, because gloss shows every scratch on a dark floor and matt can look flat on a light one.
Staining Rentals and Sale Homes
Landlords and sellers often stain a floor to give an older property a current look. An empty house stains faster, because the crew can move room to room and test patches can dry overnight without furniture in the way. A neutral mid-brown suits the widest range of furniture and tastes.
How a Floor Staining Job Runs
Most stained floors take about 3 to 5 working days.
1. Call or send the quote form

2. Site visit and written quote
We check the timber, the repairs and any old patches, talk through colour and sheen, and send a written quote.
3. Full sand to bare timber
Empty the rooms first. We sand at 40, 80 and 120 grit, taking extra care at the edges so the stain takes evenly from wall to wall.
4. Test patches and colour choice
We apply stain patches on your own boards. You check them in daylight and choose before the whole floor is stained.
5. Stain, two clear coats and cure
The stain goes on, then two clear coats. Water-based coats take socks after about 4 hours. Furniture goes back after about 3 days.
Floor Staining Prices in Auckland
$85 to $110 per m²
A full sand with stain and clear coats costs $85 to $110 per m² plus GST. Adding stain to a floor already booked for sanding costs about $15 per m² plus GST. A buff and recoat with no colour change costs $30 to $45 per m² plus GST.
Colour matching to another room or an existing floor adds test patches and time, and we price it after the site visit. Board repairs, carpet removal and floor area also move the price. Your written quote lists each item.

Why So Many Auckland Floors Are Worth Staining
Many older Auckland houses have timber floors under the carpet. BRANZ notes that timber floorboards were the standard floor in New Zealand houses until the early 1970s, when sheet flooring materials became available (BRANZ, Repairing timber floors, 2023). That means villas, bungalows and state houses across Mt Eden, Grey Lynn, Onehunga and Avondale often have rimu or kauri boards waiting to be sanded.
Those floors carry decades of repairs. A board replaced in the 1980s, a patch where a wall came out, or a strip of newer timber at a doorway will all read as a different colour once the floor is sanded. BRANZ advises choosing replacement boards to match the size, thickness, colour and grain of the original. Where an exact match is not possible, a stain across the whole floor brings the colours closer together.
Stain will not hide everything. Deep black water marks, borer holes and wide gaps still show through. We point those out at the site visit.
