What We Find in Each Part of Auckland
Each part of Auckland has its own mix of house age, timber and damp. Here is what we usually find in each area and how it changes the job.
Central Auckland Floor Sanding
Ponsonby, Grey Lynn, Mt Eden and Kingsland hold most of the city’s villas and bungalows, and many still have kauri or rimu boards under the carpet. Auckland Council’s Special Character Areas Overlay covers large parts of these suburbs, so owners tend to restore the house rather than rebuild it. Villa boards are often thin from earlier sanding, with gaps, nails and patched sections, so we check board depth at the site visit before we quote.
North Shore Floor Sanding
Devonport and Northcote Point have villas, while Takapuna, Glenfield and Birkenhead are mostly houses from the 1950s to the 1970s. Floors in those homes are often matai or rimu tongue and groove, and many come up in good shape from under old carpet. Plenty of these need a full sand and three coats with no board repairs. Sun through large north-facing windows fades timber over time, so tell us how much sun the room gets when you choose the finish.
West Auckland Floor Sanding
Titirangi, Laingholm and Glen Eden sit against the Waitakere Ranges, where bush sections stay damp for much of the year. Boards in these houses swell in winter and shrink in summer, so gaps open and close with the seasons, and we talk through gap filling and the finish with that in mind. Our West Auckland floor sanding work also runs through Henderson, New Lynn and Te Atatu, where 1960s houses sit beside newer townhouses.
East Auckland Floor Sanding
Pakuranga and much of Howick were built from the 1960s onward, while Botany and Flat Bush are mostly houses from the late 1990s and later. Many newer homes here have engineered timber, which has a thin layer of real wood over plywood. That top layer can only take a limited number of sands, so we measure it before we quote. If the coating is only worn and the timber is sound, a buff and recoat is often the better job.
South Auckland Floor Sanding
Papatoetoe, Otahuhu, Mangere and Manurewa have many state houses from the 1940s to the 1960s, often with native timber floors under lino or carpet. The boards are hard-wearing but usually carry old staples, glue or paint. We lift carpet if booked, pull staples and sand back the marks. Some deep stains only lighten rather than disappear, and we point those out at the site visit. We cover Papakura and Takanini too.
